My name is Edward Bartlett and I'm a full-time Real Estate professional in Baltimore, Maryland. My forte is in finding eye-popping deals. I define an eye-popping deal as purchase price + rehab + closing costs as being under 65% of a conservative after-repair value. When you can purchase this cheaply, you can easily get financing to cover all your expenses until you're ready to sell or refinance as a rental. Even in this market, you can make serious dough if you do it right.
Although I tend to purchase most of the eye-popping deals I find, I purchase about two every month, every now and then I'll find one that I'd rather pass along to another investor. Usually it's because it's in a part of town that I'm not as familiar with, or is outside the realm of my typical bread-and-butter deal.
